7034 Andalusia Ave

I have created 7034AndalusiaAve.info in order to spotlight a special listing of mine in San Jose. Jacksonville is the largest city in land area in the lower 48 states, but centrally-located San Jose makes commuting anywhere accessible and convenient.

Located in the comfortable and established San Jose Forest area, 7034 Andalusia Avenue boasts a large shady tree-canopied lot. The back yard (with new paver patio, pictured above) is plenty large enough for a pool and is fully fenced.

The interiors continue the large and spacious theme, with hardwood floors and open floor plans. The living spaces open out onto the back patio.

RAP's Director Carmen Godwin contributes a regular column to Jacksonville.com and she recently wrote about the 2010 RAP home tour.

More information:

Tickets may be purchased at the tour homes. The following addresses are included on this year's Riverside - Avondale Home Tour: 2322 Dellwood Avenue, 3743 Park Street, 2789 St Johns Avenue, 2727 Riverside Avenue, 2104 Post Street, 3728 Pine Street, 1849 Seminole Road, 3032 St Johns Avenue.

Get out and enjoy it!

Also happening in Avondale: two new restaurants! 'town at 3635 St Johns Ave serves contemporary American cuisine in the heart of Avondale (two doors from our Prudential offices). The former Casablanca space has been totally renovated — the space is now one-half emly benham and one-half 'town. 'town has a great look, great staff and a beer and wine bar facing the sidewalk. Just down the street at 3951 St Johns Ave is a new Thai Restaurant which is a welcome addition.

There's always a lot happening which makes Avondale the place to be.

Homebuyer Tax Credit Expires in 10 Days

Just a reminder that now is the time to buy in order to receive the Federal Government's Homebuyer Tax Credit. When passed last year this credit was called the "First Time Homebuyer's Tax Credit" but since November 2009 there has been credit available to both new buyers and those who own their current homes.

First Time Homeowners
  • Any single person or couple who have not owned their principal residence in the last 3 years.
  • Have a signed contract by April 30, 2010.
  • Close by June 30, 2010.
  • Receive 10% of the value of the purchased residence, up to $8000, as a refundable tax credit (on an amended 2009 return or on your 2010 return filed by April 15, 2011).

Existing Homeowners

  • Any single person or couple who has used the home being sold or vacated as their principal residence during any 5 of the preceding 8 years.
  • Have a signed contract by April 30, 2010.
  • Close by June 30, 2010.
  • Receive 10% of the value of the purchased residence, up to $6500, as a refundable tax credit (on an amended 2009 return or on your 2010 return filed by April 15, 2011).

There are a few other rules concerning income limits and homes purchased for over $800,000 are not eligible. If you'd like to learn more, there is great information available on this tax credit (and much more) at the National Association of Realtors' HouseLogic site. The National Association of Home Builders also has posted an informative Federal Housing Tax Credit Homepage.
